For insurers
Historic buildings, unromantic systems
Fordham & Ralston insures well because we operate deliberately: vintage architecture above, modernized mechanicals below, and an in-house team accountable for both. Here is how the assets are kept.
Modernized building systems
Our capital standard replaces the failure-prone systems in vintage buildings: membrane (PVC) roofing, vinyl windows, PEX supply plumbing in renovated lines, forced-air HVAC, and LED lighting. Durable, reliable, and energy-efficient by design.
Preventive, in-house maintenance
Maintenance is handled by our own staff — including EPA-certified technicians — on scheduled preventive routines across the portfolio, not on a break-fix basis. Grounds and common areas are kept by dedicated personnel.
After-hours emergency response
A staffed on-call technician line covers nights and weekends, so water, heat, and safety issues are addressed when they happen — limiting loss severity, not just frequency.
Disciplined unit turns
Dedicated turn technicians bring each residence to a documented rent-ready standard between occupancies — a recurring, building-by-building inspection cadence in practice.
Code-maintained life safety
Life-safety systems are maintained in accordance with applicable code across all communities, with building supervisors responsible for their properties by name.
A single point of contact
Certificate requests, loss-run inquiries, inspections, and underwriting questions route through one office — no chasing property-level contacts.
Certificates, schedules, loss runs, or site access — one contact handles it:
Underwriting
Insurer questions, answered
How do I request information for underwriting or renewal?
Email info@fordhamralston.com with the property address and what you need — schedules of values, inspection access, or operational detail — and our operations team will coordinate directly.
Who manages the buildings day to day?
Fordham & Ralston's own in-house team: building supervisors, maintenance and turn technicians (including EPA-certified staff), grounds and housekeeping personnel, and an after-hours on-call line.
What is the portfolio footprint?
Eleven historic multifamily communities in Indianapolis, Indiana, across ZIP codes 46201, 46202, 46205, 46219, 46222 — all within roughly five miles of downtown.
Has the insured entity changed with the rebrand?
The brand renewed as Fordham & Ralston in 2026; it formerly operated as Indy Collective Property Group. Operations, offices, and contact phone are unchanged — confirm entity details with our office when binding.
