About Fordham & Ralston
Fordham & Ralston is an Indianapolis owner-operator of historic apartment communities — eleven buildings across the Old Northside, Irvington, Mapleton-Fall Creek, Woodruff Place, and Central State neighborhoods. Formerly Indy Collective Property Group, the firm carries the same portfolio, the same local team, and a sharpened institutional identity.
We provide the best of vintage character and ‘good bones’ combined with modern amenities and design: top-notch locations around downtown, unique amenities at each property, and ground floors that host retailers, restaurants, and maker and event spaces for the benefit of the whole community.
Our buildings rose with the city — Art Deco landmarks, Victorian-era courts, and early-20th-century mid-rises — and our work is to carry them forward: preserved architecture outside, dependable modern living inside, and management that answers the phone.

Core values
We believe in our values and place them at the heart of all we do
Integrity
Doing what we say and meaning what we do. Integrity is infused in each decision we make, big and small, and is the cornerstone of everything we do at Fordham & Ralston.
Excellence
We strive to be and give our best each and every day — in our buildings, our service, and our standards.
Leadership
We believe in leading by example and integrating teamwork into everything we do. Together we thrive.
Our approach
Stewardship you can underwrite
Historic buildings stay historic when their systems are boringly reliable. Our capital standard modernizes what works hardest:
- Envelope
Membrane (PVC) roofing systems and vinyl windows for weather-tight, low-maintenance exteriors.
- Mechanicals
PEX supply plumbing, forced-air HVAC, and LED lighting throughout.
- Interiors
Durable flooring and counter surfaces selected for longevity and easy turns.
- Why
Durability, reliability, cost-effectiveness, and energy efficiency — protecting residents' homes and the asset alike.
